Billionaire Bill Koch's Aspen Estate Sees Price Cut, Heads to Auction

A prominent billionaire, Bill Koch, is placing his vast Aspen, Colorado, property, known as Elk Mountain Lodge, up for auction. Originally listed for $125 million a year and a half ago, the asking price for this expansive estate was subsequently lowered to $99 million. Despite the reduction, the property remains a significant investment, reflecting its grandeur and exclusivity. The upcoming auction, scheduled from July 7 to July 17, is being managed by Concierge Auctions in collaboration with Steven Shane of Compass, who has overseen the listing since January 2025.

Koch expressed his confidence in the auction process, noting its effectiveness in facilitating transactions for unique assets across various categories. He emphasized the personal significance of the Aspen property to his family but acknowledged the opportune moment for a new owner to embrace its charm. Acquired in 2007 for $26.5 million, the estate grew through additional land purchases, though a portion was sold in 2020 for $14.5 million. The current iteration of the property spans 52 acres, featuring eight distinct structures that together offer over 25,000 square feet of living space, including a total of 15 bedrooms and 17 bathrooms.

The centerpiece of the estate is the 16,631-square-foot main residence, a creation of Rowland+Broughton, showcasing a frontier-inspired design with flagstone floors, wood-paneled interiors, and numerous fireplaces. Notable amenities within the main house include a dining area capable of hosting 20 guests, a temperature-controlled wine cellar, and a screening room that doubles as an altitude acclimation chamber. Further enhancing the estate's appeal are seven guest cabins, with the largest housing a state-of-the-art fitness center. Additional features encompass an eight-car garage, two serene ponds, multiple hot tubs, and private trails perfect for hiking and cross-country skiing. Koch, the founder of Oxbow Carbon and a successful America's Cup sailor, also owns properties in other prime locations, including New York City, Palm Beach, Cape Cod, and Paonia, Colorado.
